Gas Servicing

Like all landlords we have a legal duty to carry out an annual safety check of the gas appliances, fires, water heaters and boilers in your home that we own. This service helps make sure that the appliances are completely safe and that they are working properly, which in turn can help you manage your gas bills.

It is important that you co-operate by allowing us access to your home to carry out this servicing. If you do not let us into your home, it not only breaks the terms of your Tenancy Agreement, but could put you and your family in danger and we will take legal action against you.

Fumes from unsafe gas appliances can kill. You cannot smell these fumes.

How long does it take?
The safety check and service will take up to a maximum 2 hours. Most are less than 1 hour.

What does the Safety Check cover?
We inspect any flues, pipe-work and appliances that we own. It does not apply to any gas appliances that you own; you are responsible for ensuring the safety of your own gas appliances, such as cookers.

Some safety points for you to note:

  • We always use Gas Safe Registered contractors and fitters, so ALWAYS ask to see their Gas Safe identity cards.
  • NEVER try a do-it-yourself repair on any gas pipe or appliance – you could be breaking the law, and you could be putting yourself and others at risk.
  • NEVER block sources of ventilation, such as air-bricks, or obstruct flues.
  • ALWAYS follow the user instructions on any gas appliance.

Gas leaks - If you smell gas:

  • Put out cigarettes;
  • Never use a match or naked flame to find the leak;
  • Never use electrical switches;
  • Open doors and windows;
  • Check to see if a gas tap has been left on or a pilot light has blown out
  • If you still think there is a leak, turn off the gas at the meter and immediately call National Grid  on 0800 111 999
